Parking Policies & Procedures

PARKING RULES & REGULATIONS

In accordance with your lease and for the benefit and safety of all tenants, patients, and visitors of North Central Medical Plaza (NCMP), please adhere to the following parking rules and regulations:
  1. Please phone the NCMP Security at (469) 559-6792 if you observe damage or any hazards in the parking areas.
  2. Remember to always lock your vehicle and remove or hide any visible valuables that may attract attention to your vehicle. (LOCK TAKE HIDE) The Landlord and its agents shall have no liability for any damages to or theft from or of your vehicle.
  3. All building employees/staff are to park on level 3 and above within the parking garage in order to provide ample parking for patients and visitors of the complex. For identification purposes, all building employees/staff are required to place the NCMP Tenant Parking permit (non-adhesive, static cling permit) in the lower left hand corner (driver’s side) of the windshield of each vehicle that will be parked on-site.
  4. Patient/Visitor parking is provided throughout the office complex and the parking garage. Please be considerate of all patients and visitors and keep nearest parking areas open for their use.
  5. At no time should you park in a space marked RESERVED unless the space has been assigned to you or your office by the Management office.
  6. Handicapped spaces are reserved for disabled persons only and must have the proper “disabled” permit visible somewhere on/in the vehicle. Not only are these areas patrolled by on-site Security, they are intermittently patrolled by CHIPS (Citizens Helping in Parking Solutions). CHIPS are volunteer citizens who patrol handicapped parking areas and are able to write citations per City code. Disabled parking violations may result in citations in excess of $500.
  7. Overnight parking is not recommended. If it is necessary to park a vehicle overnight, please notify the Management office at (972) 340-3981, keeping in mind that the Landlord and its agents shall have no liability for any damages to or theft from or of your vehicle.
  8. Do not park illegally or in fire lanes. Vehicles parked in these areas are subject to immediate towing.
  9. All vehicles must be parked in designated areas and may occupy only one space.
  10. Trailers and towed vehicles are not permitted in the parking areas.
  11. Please observe all directional signs, stop signs, and speed limits throughout the parking areas.
  12. A notice of violation will be issued by NCMP Security personnel for any parking violations. Each violation issued is recorded by documenting the license plate # of the vehicle in violation. Continued violations may result in the vehicle being towed from the premises. All charges associated with towing are the sole responsibility of the respective vehicle owner. Documented violations will remain active and cumulative for a minimum of 12 months. If one feels that they have been incorrectly ticketed, please notify your Office Administrator or Manager who will then determine whether or not to contact the Management office for discussion.

    In case of TOWING: It is the responsibility of the vehicle owner to arrange for the release of the vehicle as well as payment of all towing charges.

Reserved Parking
In the event a tenant has designated or reserved parking, it will be the responsibility of the individual to monitor his/her own reserved parking location. Violations should be reported to NCMP Security at (469) 559-6792. Security will then place a notice of violation on the improperly parked vehicle, documenting the license plate # for our file. Continued violations of any one vehicle may result in the vehicle being towed from the property.

Parking Billing
Any parking fees are payable monthly and are due on the first of the month, if applicable.

Speed Limits and Directional Signs
In an effort to provide a safe environment throughout the campus, the maximum speed in the complex should not exceed 10 miles per hour, unless otherwise noted.

Emergency Vehicle and Fire Lanes
All emergency vehicle and fire lanes are visibly designated as such. By order of the Dallas Fire Department, all unattended vehicles parked in an “Emergency Vehicle” or “Fire Lane” are to be towed at the expense of the vehicle’s owner.

Improperly Parked Vehicles
No parking is allowed in the Emergency Vehicle Lane behind Tower II, under the main porte-cochere, on or obstructing sidewalks, or in any way which obstructs traffic lanes. Vehicles found improperly parked may be towed at the expense of the vehicle’s owner.

Abandoned Vehicles
Unattended vehicles left on the property for more than 48 hours will be considered abandoned and will be subject to towing. If for some reason it is necessary to leave your vehicle on the property, please contact the Management office at (972) 340-3981, keeping in mind that the Landlord and its agents shall have no liability for any damages to or theft from or of your vehicle.

Soliciting
Soliciting is prohibited. The distribution of flyers will not be permitted on the property.

Evacuation
The Landlord has the right to evacuate the parking garage and/or surface parking areas in the event of an emergency or catastrophe.

Loss of or Damage to Property
The Landlord and its agents shall have no liability to tenant, its employees, agents, patients, invitees or licensees for losses due to theft or burglary, or for damages or bodily injury incurred by authorized or unauthorized persons in or on the parking facilities, nor shall the Landlord be required to insure against any such losses, damages or bodily injury.

Amendments
Landlord and its agents reserve the right to rescind any of these rules and make further rules and regulations as in its judgment shall from time to time be necessary or advisable for the safe and convenient operation of such facilities, which rules shall be binding to the tenant upon delivery to tenant of notice in writing.
